    California. What is the height of this unit? I like the stairs, I remember
    that from the other unit. I think the most clever thing is making the
    shorter room on the first level under the living area. Good stuff! Thanks

  10. No problem on the full size fridge, in this particular case its more of a
    weekend cabin and since power is strictly off a small generator right now
    the dorm fridge was all the buyer needed. Scott

  11. As of now the only financing available is through local banks but the
    houses have to stay pretty close to my location for this option. I am
    currently working on securing some finance companies to come on board but
    its still a work in progress. Feel free to email me with what you would

    over legal height, I think we were just under 15′ when loaded but this isnt
    an issue since it had to be permitted due to the width anyway. Of course
    the distance to California would add some dollars due to permits neede for

  14. Height was around 12′ from slab to roof peak, just under 15′ when loaded on
    the trailer for transport. House is 10′ wide and 24′ long Scott

  15. Hi Carolyn, I think the living room was 7.5′ at the peak, just over 6′ at
    the wall. Lower sleeping loft (under living room) was 4′ Of course we can
    change these up in anyway needed and we can come up with more accessible
    ways to maneuver in a wheel chair. Please feel free to share any ideas
    about this at any time and I will be glad to work up a floor plan to
    accomodate a wheel chair better, this is something important to me for
    future builds. Scott

    elevator for a wheelchair, it would be perfect. The bathroom could be roll

  18. $22,500 This unit had a standard home toilet but we can also install rv
    style toilets or composting toilets It is actually a dorm style fridge with
    small freezer, we also install larger top mount freezer fridge units.

  22. Great layout! You could put drawers in the staircases for extra storage. So
    far, this is one of the better laid out floor plans I have seen for tiny
    houses. I do like this one. It does not look cramped or dark. This is a
    keeper.

  25. Mouse code enforcement offices (outside city limits) list skid buildings as
    temporary structures, thus no permit and no taxes. But always best to check
    with YOUR code enforcement office…

  28. Preparing to have a tiny home, on a trailer built. Being older, I can’t do
    the conventional, ladder loft, sleeping arrangment. Your set up is perfect.
    I am limited to 13.6 ft on a trailer. What is the max on your homes hiegth?
    Would you sell a copy of the floor plan? Thanks for the info and good luck

    early 90’s, your accent made me miss it..lol

  30. For some reason I”m absolutely in love with this model. I want one! but one
    thing that i’m curious about is how tall is the ceiling in the upstairs
    from the floor in the upstairs? how much standing room in other words, and
    is the ceiling at it’s maximum or could you raise it a couple of feet to
    actually make that downstairs loft a bedroom for an office?

  33. this is one of my all-time favorite small hosue designs for one big reason:
    loft height. i see small houses all the time with these really high lofts
    that waste all this vertical space downstairs and then the sleeping area
    upstairs is stuffed up against the ceiling. not only are these lofts at a
    good height, but they’re at different heights for diiferent needs. not that
    i’m living in one, but this looks like a flawless design just as an
    observer. bravo. i will keep this one in mind.

  34. I think it depends on were you put it as some places you would some you
    don’t it mostly comes down to size as most areas would consider something
    that small a shed depends on local laws just call the city or town and ask.

    bottom so you have real stairs instead of a ladder to get to a raised
    living room. very clever!

  40. You provide sizes and measurements, but I find it hard to get a good idea
    of how big it appears without a reference. Having a person sitting in the
    living room while you film would help give a better idea of how “big” it
    really is. Maybe have someone sitting upright in the loft would help with
    height. And have someone sit on the bath…err, maybe not this one. Lol.
    Still, the video is better than most. Especially how you share the info.

    lucky to allow you to build 6-800 sqft homes, its a shame bylaws don’t

  48. As opposed to special permitting for road travel, could preassemble panels
    and ship as a kit to be assembled on site? Ship 8×10 (5×13? End wall
    panels) in a standard 53ft semi trailer.

  49. I love the staircases rather than a ladder. As we and our pets age, who
    wants to climb a ladder?! How would my pets sleep with me with a ladder?

  50. The large storage space may be inappropriate. As a minimalist, I don’t
    store anything. To save space, try a single bowl, standard-sized kitchen
    sink.

  51. Cool, looks like these designs are evolving. One thing I don’t like is the
    V stairway configuration … this takes up too much room. I think stairs up
    to one side and then splits to the separate sides, or a V with a small
    ladder in the middle might be more efficient. Also, having a microwave up
    high that does not pull out directly to a counter is not a good idea, since
    food spills or is often too hot … a recipe for burns and spills. No good
    way to avoid that I think.

  52. The functionality and ergonomics of these homes is really coming along.
    There are combination convection/microwave ovens for sale. I don’t know how
    well they work, and I bet they use a lot of electricity, and I think a
    portable cooktop or burner might be good for these applications. freeing up
    some space under the kitchen counter for storage.

    house for that… and guess what…. I still cant even afford that. sucks

    want to climb UP to bed- so that lower sleeping space is awesome! I see
    theres still stairs but I can imagine other uses rather than going up to go

  59. Yes, this unit is a larger version of the Acord Flip which had the low
    ceiling on the lower level in that end instead of having two low ceiling
    lofts to give a safer place for young kids to sleep. Scott

  60. Hello Melanie, thanks for your interest. This house is quite easily moved,
    its built on skids and can be moved on a low heavy duty trailer simply by
    raising the house and backing the trailer under it. We can also build this
    same house permanently on a trailer if it will need to be moved often.

  61. Many people have installed wood burning stoves. You just have to run a flu
    either through the wall or roof, in this particular design setting it in
    the raised living room area makes either outlet for the flu ok. Thanks,

  62. Thanks! Single sink, bigger fridge, w&d are all standard inclusions for us,
    no problem at all. On demand water heaters are ok as well, usually have to
    be propane due to the 110 power that the houses are usually set up on. We
    can easily do 28′, in fact we can actually go up to 48′ in length on units
    built on trailer systems. We can arrange the layout to install the w&d in

  63. Im not really sure how to reply to this comment other than to say I live in
    a pretty low income area of the country and you sure cant buy a house the
    size you mentioned for $20K.

  64. We will install any appliance or anything that the customer wants, I am
    familiar with the combo ovens you mentioned, they do pull a lot of amps.
    Our typical kitchen set up includes a portable two burner cook top as
    mentioned, as well as a large toaster/convection oven and a microwave, both
    of which are usually mounted above the counter just under overhead cabinets
    which frees up space. Every unit we build is custom so we install whatever

  65. Stairs or ladder, porch or no porch, these two things are the most common
    things I find with strong differences of opinions. Both are possible and it
    always just comes down to what the customer wants, some people cant really
    climb ladders and prefer steps, others that can handle ladders ok don’t
    like to give up room for stairs, I understand both views and we are happy
    to accommodate either set up. Thanks, Scott

  66. Most of the time these are not strapped, they are much heavier than a
    mobile home. I have had some units go through some very severe storm and in
    one case a multi unit modular set up that went through a tornado with no
    movement or damage. With that being said, they can be tied down like a
    typical mobile home or tied to concrete footings as well. Thanks, Scott

  67. We have used corner sinks, sinks that mount in place of the toilet lid, we
    have done a large variety of shelves and storage in the bathrooms. Its all
    about what the customer wants or what the budget will allow. Thanks, Scott

  68. Again, when building custom units we do what each individual client wants.
    Not everyone needs the same things. We install single basin sinks quite
    often but many people prefer double basin sinks, personally I like double
    basin sinks and I like a larger fridge/freezer than the dorm room size but
    we cater to each case individually. Thanks Scott

  70. I will be happy to do that if you place an order. There are some
    compromises in a tiny house and close locations of kitchens and baths
    happens often, we can of course place them anywhere, however I personally
    disagree with going outside to get back into a bathroom that’s connected to
    the house, may as well save the room for the house and build an outhouse.

    something we are currently working on but I don’t want to offer this until

  72. Its 10′ wide, 24′ long, 12′ tall, has two lofts, one is 10′ x 10′ and one
    is 10′ x 8′ Has a total of 420 sq ft in a 240 sq ft foot print. Scott

  73. So far we have only ran into one place there was a problem to set up a unit
    like this and it was in a private development with a 1200 sq ft minimum.
    Most places even in cities have been no problem, many times anything under
    400sq ft is just considered an outbuilding and requires no permits at all.
    Other cases require these to be built permanently on steel trailers to
    classify them as park model rvs which skirts around some zoning issues as

  75. The lofts wouldn’t have to be shortened at all to build this on a trailer,
    it was delivered on a trailer to its location, permits are required but
    that’s not a problem, it already requires permits due to the 10′ width.

    negative or stern way at all about a comment made but in this case I feel
    compelled to reply to the comment that he can build this house for $7K. I
    can confidently say that is not possible, not using the materials and
    building a safe sturdy house, with professional electrical, complete house,
    just isn’t possible. You may build a house for $7K but you will not build a
    duplicate of this house for that price. Scott

  78. Little over 4′ in center of sleeping loft. A king size bed will fit with
    quite a bit of room left over. A small w&d can easily be added in several
    different spots, we are currently working on a unit with this same basic
    layout with a w&d installed where the closet area is just inside the door.

  80. Yes, there is more than enough room for a king size bed in the loft, w&d
    are easily added in several different spots, we do this quite often. We
    insulate each unit to Dept of Energy specs for the delivery location. Heat
    em with a candle!!

    the side walls, closer to 9′ in the center. You cant go any taller and

  83. We stay with the legal height of 13’6″ when building road legal width
    houses of 8′, this insures a completely road legal unit that doesn’t
    require any permits to move. On a 10′ wide unit like this that requires a
    permit to move just due to the width we typically go up to nearly 15′
    height as this is as tall as you can go without requiring a pole car escort
    vehicle which adds quite a bit of delivery costs. As of right now we do not
    offer any floor plans but its something we are working on. Scott

  87. sorry letters, one of your little homes. this area is very, very hard to
    get permits for (trailers) being that this is not a trailor it could be our
    answer to a real life. my wife is a school teacher people think they make
    arm over fist money! WRONG, she has a masters in teaching and only gets
    paid 11,000 a year gross. now with that same money she pays for my med’s
    all of them. we have asked for help everwhere all places, they all say she
    makes too MUCH money. enough boo hooing. maybe one day

    interior use of wood, however, is not at all to my taste. Do you do other
    types of finishing, drywall, more modern fittings and so on? If so, is it
    more, or less expensive?

  89. I have to admit i like the idea of living in one of these. and at 22k
    that’s a very attractive price. The one concern is weather. how do these
    types of home fair in severe weather? I live in Oklahoma and tornadoes are
    common in the spring.

  90. Once the client is set up on site – they should add a front porch and porch
    roof to soften the lines and add charm. The inside is lovely. You do such
    great workmanship. My only change would be to make the wood kitchen
    counters formica for easier cleaning. The home is a real beauty! Well done!

  91. Thanks for your posting, yes we will use any product you like, that’s the
    great part about building custom units. If you want full blown drywall it
    will be more expensive unless we just hang and you finish after delivery,
    or we can install the drywall, finish it as normal but trim it with wood,
    this will be about the same cost. Fittings and fixtures, the best plan here
    is probably to let you pick out what you want and have them shipped
    directly to me and I discount my usual cost. Scott

  92. They do very well, I have had several units go through some very rough
    weather including tornadoes with no problems. If you want to add some
    security you can set these units on concrete slabs and anchor them to the
    concrete or even a footing. Thanks, Scott

  93. A porch roof is the plan for this particular set up, that’s the reason for
    the added 6′ of concrete slab in front of the house. We also now build fold
    up porch decks and flip down porch roofs allowing these units to come with
    porches and still be transportable down the road. Thanks, Scott

  94. Hi Scott, How high are the ceilings in the living area, upper loft, and
    ‘lower loft’? May I assume that modifications can be made to fit the needs
    of each customer? AND just a small general suggestion. The tiny houses that
    have a bit more of a roof overhang in the outside tend to look more like
    little houses. Your houses tend to look more like boxes from the outside
    because there is no, or very little, roof overhang. Just my humble opinion
    and observation. I do love your layouts inside.

  95. This is my favorite layout of all the layouts that I’ve seen. It fits my
    lifestyle perfectly. Both myself and my relative housemate could live
    comfortably in our own spaces with so much storage. I love it. Too bad you
    aren’t in Northern California!

  96. seems very small for 22k.ive got 35k in mine , larger and a 9 foot pour
    underneath. used eastern cedar to side the out side, much cheaper than
    western cedar..

  97. Hi Shenue, thanks for posting. The living room had almost a 7′ tall
    sidewall height with more in the center of course. The upper loft had
    nearly 3′ at the sidewall and the lower loft under the living room had 4′
    of height. Yes, all houses are customs built and we can make any changes at
    all, including roof changes. . Thanks for your comments, I understand the
    roof overhang comment but its the most certain way to insure a good
    covering seal that will hold up for transport.

    location as set forth by the Dept Of Energy but insulation as with any
    aspect of a custom home can be changed to your requested specs. Thanks for
